Yeah it does but at least it is under warranty. As for mods, it will eventually get leveled out and some 33" tires slapped on her. She already has 32" but they are the style that go on mall crawler SUV's. Not sure what else at this point.

Both. It'd be about the same monthly payment either way. If I rent, the house will probably be in better shape. If I buy, it will be a fixer upper, which is fine with me.

Speaking from experience, rent a place first. I know that doesn't seem like a wise idea but buying a house ties you down and if you decided you want to leave and move it can be a major hindrance sometimes.
