So I got a call tonight on my way home from work from our agent................

and they accepted our offer! Now the real fun starts!

we got our closing date today. it's set for june 29th. so unless something major goes wrong in the next couple weeks with the loan or the inspection, we should be set! going tomorrow to give it a good, thorough looking over to see if there is anything we may have missed

got a signed contract today! pest inspection shows no termites. house inspection is tomorrow, then it's waiting for the loan.

Been a while since I've posted any updates on here. Had some up and downs. Everything is still moving along. Appraisal was last week, along with finally getting the home inspection done. that poor man was out three different times, and each time the power or water wasn't on. Finally, we got it on and got it done. Inspection came back a little worse that I thought it would. 3 major problems. The hot water heater leaks, along with the shut off valve on the plumbing. This is pretty minor, but still important. The next is a leak(s) in the bathroom. Can't pinpoint it without opening up a wall. Has caused some floor rot, but located only around the bathroom. And lastly, he said the roof was at the end of it's life. Might be able to get a year or two out of it. Other minor things include a broken window, some painted outlets, etc.

The garage poses another problem however. Someone took all the electric wire out. Left the lights, outlets, switches, but cut all the wiring out. Can't even find a sub panel. Kinda bummed about that, but as long as there still is a main feed, I can make it work.

So, I still want/need to talk to a couple more people and get their opinions. I feel like it's worth the work that's required. Not really sure how involved the floor will be, but I think it's something I can handle.

Anyways, here are some more pictures of the inside of the garage. I estimate it to be a little more than 1000 square feet. These are all taken from the back, 2 bad side.








Closing is set for Friday, July 8th!

Replacing the roof sounds like a major issue along with rewiring the garage man. Roofing materials and wiring.is not cheap. Just for the roof id say u r looking at 3k minimum on the materials. IMO id have the seller replace water heater, fix the floor rot, etc... OR have them replace roof and u take care.of everything else as that is the major expense.

That's one thng I'm glad about my new house, only had to fix a toilet...lol. I hope it wll works out for you man, but definitly have the seller fix some shit or have them fome way down on that price. Remember everything is still negotiable. You can still walk away if the sellers.do not give in on a few things. Have you reached the due diligence date yet? If not then really negotiate!

Congrats man! I am going through the same pain right now. So far just some dry rot and some termite damage but very minimal...its the waiting that is the killer.

House is sold AS IS. Now, they may take care of something, but my broker is concerned if we start negotiating on the price or repairs, it will throw up red flags for the loan. As of now, I do not have to disclose my home inspection to the loan company as it's not required to close. the roof is of big concern, but if we can get through a year, we can have the cash set aside to get it replaced next spring/summer.

as far as the wiring, i know a lot of people that are licensed electricians. i can do small sections at a time if need be. i just need one side with power to do my work. the other side can stay without for now until time is right.

The other thing I have to look at is other property available in my area. There really isn't anything else on the market right now that would fit our needs, and the other houses on the market right now are the same ones that were there almost 2 months ago. very slim pickings here. i am still up in the air at this time. i am trying to get a hold of someone i know who does floor to find out what he thinks. As far as DD goes, it's been passed, but has been extended as well. but i don't think the bank will do anything to fix.
