Well, Sara and I closed on our house today!!! We have been looking and decided on this one a few months back and got under contract in April. We LOVE this house. Its a 3 bedroom, 1 1/2 bath, full basement house. All kitchen appliances stay, laminate floors, VERY clean house!!! We have 3/4 of an acre, roadfront property, etc... Nice neighborhood and everything. We are so excited!!!!

New carpet going in the three bedrooms next week. Also, the countertops are getting a black granite (i work at a granite quarry) for the kitchen soon as well. And other than paint, that is the only improvements we are doing right now

nice DJ! when you do, look into a USDA loan. Thats what we got. We paid no money down, have a 4.5% fixed rate mortgage for 30 years, and only paid $79.49 out of our pockets to get the house. Also, no PMI (private mortgage insurance) BUT you still need to have about 4-5 grand in the bank just in case. We got lucky on how it all worked out. The sellers had to pay $1900 out of pocket to sell the house lol. Also, they check EVERYTHING. better not have any late payments and if you do, you have to explain them, provide bank statements, checkstubs, credit history, credit score, they call your workplace, provide social security, drivers license, etc... Just getting pre-approval on a loan is easy. When you actually find the house you want, you have to deal with the the seller's agent trying to get them the most money they can, etc...

One thing to remember when looking, DO NOT USE AGENT ON THE SIGN OF A HOUSE YOU LIKE. Get your own agent. That way your agent can haggle with the seller's agent and get you a lower price.
