Default Need Rental Advice - Landlords Click Here

I know a few people on here are landlords so I was hoping to see if anyone had advice. I've had a few roommates in my house over the last few years but they've become impossible to replace so I need to move out and rent out the entire house. What tips do you guys have as I go through the screen process and start showing the house? I plan to do a background check on whoever ends up renting and I'm going to go through my roommate lease with a fine tooth comb to make sure it covers everything but any advice you have would be great. Thanks!

does the background check include a credit check?

I have been renting out my house in Mountain Home Id for the last 5 years. I have Century 21 as a property manager ($75 a month charge) they handle all the heavy lifting I get a check every month.
You can dictated what you want in the contract. No smoking, pets, sub renters whatever you want. In today’s market undercut the others by a couple hundred $$ and not too many restrictions and you should have a renter in no time.

my parents rent out a house and have had 3 different tennants in less than a year. they cannot find any good renters who pay the rent on time. not trying to sound real racist but all 3 were black so they said that are not renting to anymore black people

I agree with Brian here. Have a realty company handle the contractual obligations. Price out the rental agreement to cover/partially cover the expense.
If you plan to do it on your own, place in the contract the if default occurs you will sue to cover:
Lost rent (prorated for the yearly contract).
Lawyer fees/court costs
Lost time pursuing said case (your hourly pay + 25%/hour)
You automatically keep deposit for default of contract
Credit/background check

Renting is a bitch business. I have rental property, and contemplate burning it at least twice a year.
