Pretty much everywhere the trend has always been up. With the 5 year trend from '06 to '11 being the only major correction. Some place are beyond what '06 was already, other will be soon. Don't plan on the bottom dropping out any time soon.

I haven't even began to price houses yet. I probably should get on that. I doubt I could afford to do it myself anyways unless I found a cheap house in a neighborhood but with as much tinkering as I do at home with cars I'd get complaints

I've never received a complaint, and right now I am in a townhouse. I have also never complained about a neighbor working on a car. Unless it's at night and you want to rev an open header engine, you will be fine. In the morning when I leave, I roll the bike out, so it isn't in the garage, not between the cars, start it in the open and just go.

If you aren't a douche, people will be cool back.

My neighbors never complain about me using air tools at 2 in the morning. I'm shocked because I have douche neighbors who complain about a lot of atuff.

When we lived in North Carolina, I worked pretty late and loud. Loud motorcycles in and out, early in the morning etc.(on my way to work, roll to the street) After 10ish I usually stuck to breaker bars over impacts. When I had to be loud, I apologized and told them why it was urgent to get it done that night. People are usually understanding. Some are dicks, of course. Fuck em.
